Hard Money Lending Made Simple
Hard Money Loans Many deals, especially those involving ugly properties, are funded by what are called "Hard Money Lenders." These are usually people with money to invest that want a high return and don't trust the stock market (who does?). Mortgage brokers find these people and put them together with you, the investor. Sometimes it is possible to deal directly with the private lender, which is the best situation. Once they get to know and trust you, it's a slam-dunk to get the money. Most times you are dealing with the mortgage broker acting in-between.

Pay Attention to Interest Rates, Or Else!
Unless you want to lose your shirt as an investor, you better watch interest rates closely and act accordingly. Even if you are a conservative investor, you better keep an eye on interest rate trends. Nothing affects investments more than the level of, and trend in, rates of interest in our economy and around the world. When rates go up aggressively, the vast majority of investors take a financial bath. Few average investors will be prepared when interest rates go north, because few of them ever experienced such an economic environment ... with a substantial amount of their money on the line in stocks, bonds, and mutual funds.

Re-Balancing Your Portfolio is Necessary
When you invest, you need to spread your investment among different assets. As time passes by, you will discover that your distribution among the different assets will get off-balance. Using Foreign Investors in U.S. Securities Offerings
A securities offering limited to California only (an "intrastate" offering) is governed by California law alone. (Actually, to qualify as an intrastate offering, the offering must not only be limited to California investors; in addition, the company must be a California company, must have its principal place of business in California and must have at least 80% of its assets, revenues and expenditures in California.) If the offering is made to non-U.S. investors, then because transactions between a state and a foreign country are deemed to be "interstate" transactions, federal law applies even if the offering is not being made to investors in other U.

To summarise an article I wrote previously, commercial property shares have had the most amazing pounding, but the turn of the market is not far away. Why? The Armageddon that everyone talked about where banks offloaded masses of commercial property has not materialised. Investors can now see sustainable yields from their commercial property investments and with savings rates as low as they are, yields of c 9% are difficult to ignore. In this context we are talking about prime commercial assets as opposed to secondary. Secondary is almost unsellable.
